Community Service Update
Thanks to all who donated candy for the
Ocean Pines Halloween Celebration but even a bigger
thanks to those who were able to participate and work
the event. The children had a great time and the parents
were thankful for your time and effort.
Don’t forget your stockings for
"Children By The Sea".
The schedule for the annual
"Winterfest of Lights" hot cocoa stand is now out. Slots
are filling up quickly. Please call Terry Testani @
443-523-2966 or Pat Terrill @ 443-497-2332 to volunteer.
The Community Service Committee will
be collecting donations for our annual Thanksgiving food
drive this month and coats for the less fortunate. More
details to follow via fax and/or e-mail.
Mark your calendars for the "Toys for
Tots" drive. December 6th, 2007 5-7 p.m. at "Castaways"
in Ocean City. Admission-an un-wrapped toy or a $10
donation. For your pleasure and donation "happy hour
prices and bar munchies." Remember the more the

December 13:
Christmas caroling. This is an event you won’t
want to miss.
We’ll meet at the "Steer Inn" in
Berlin. Car pool from there and visit the local
nursing/assisted homes in the area then return to the
"Steer Inn" for some Christmas cheer. John LeMere (a
local musician favorite) and Jerry Richards (the realtor
with a heart) will accompany us with music. All are
welcome. Times to be announced.
Remember what you do counts. If
you do any community service on your own. Let us know
about it.
 Conservation Easement Addendums
Please be advised that during
the 2007 Session of the Maryland General Assembly, the
Legislature passed House Bill 465 and Companion Bill
511, which have now been signed by Governor O’Malley and
took effect at Midnight on October 1, 2007.
A letter
of explanation was drafted by Al Monshower,
CAR Legal Counsel. explaining that this new law now
requires that every contract of sale must contain a
notice to the purchaser as to whether the property is
encumbered by one or more conservation easement(s) or
other restrictions limiting or affecting uses of the
property.
Mr. Monshower is also recommending that any form of
exclusive right to sell listing agreement or exclusive
agency agreement include the appropriate notice to
seller of this new law.
You may download a copy of the MAR
Conservation Easement Addendum to be used
with sales contracts, and the CAR
Conservation Easement Addendum to be used
with listing agreements. Both of these forms are also
included in our ZipForms
library.
Since this new law poses severe liability to
REALTORS®, we ask that you give this matter your
immediate attention and notice all the agents in your
office.
